Four documents: how to reach us, what happens to your data, the terms on which a valuation is supplied, and the limits of what a valuation is. Written to be read rather than survived. Where something is uncertain, it says so.

Content and sources

Transaction data is derived from Demandes de Valeurs Foncières, published by the Direction générale des Finances publiques under the Licence Ouverte / Open Licence. Cadastral geometry is from the Etalab open cadastre. Address matching uses the Base Adresse Nationale. Demographic figures are from INSEE. Pool counts are from the Ville d’Antibes planning system. These sources are reproduced under their respective open licences; their publishers do not endorse this site.

Illustrations are used with the permission of the rights holder. Photographs of Cap d’Antibes are used with permission or under licence held by the publisher. All other text, figures, charts and the VERA™ engine itself are the property of VOR Media Technologies.

2 · Privacy policy

This page explains what happens to personal data on veraapi.co – in plain words, and only about things that actually happen here. If something is unclear, write to us; we answer personally.

1. Who is responsible

The controller for personal data processed on this website is VOR Media Technologies, 470 Promenade des Anglais, 06200 Nice, France · contact@vorapi.com. Given the scale of the activity, no Data Protection Officer has been appointed; that is permitted where none of the conditions in article 37 GDPR applies.

2. What this policy covers

This policy covers this website, veraapi.co. A VERA Brief is supplied under the terms of service below; the property data you send us to produce it is handled as described in section 3.

3. What we process, why, and for how long

Requests for a Brief. When you send the request form or write to brief@vorapi.com, we store your email address, the Brief you ask for, the address of the property and anything else you write, together with the time of the request. We use this to answer you, to quote, and to produce the Brief you commission. Legal basis: steps taken at your request before entering into a contract (Article 6(1)(b) GDPR), then performance of the contract. Where it goes: the request is stored in our own database and sent as an email notification to the people at VOR who answer requests; it is never used for advertising and never sold or shared for others’ marketing. How long: 24 months after our last contact with you, or, once a Brief has been commissioned, 10 years so that the Brief remains defensible. Billing details and invoices are kept 10 years under Code de commerce L123-22.

Market Update Briefs. If you subscribe, we store your email address, whether you own on Cap d’Antibes and whether you are buying, selling or watching. We use that only to decide what to send you; it produces no automated decision about you and no score. Legal basis: consent (Article 6(1)(a)), given by ticking a box that is never pre-ticked and withdrawable at any time – every update carries an unsubscribe link. How long: until you unsubscribe, then one year to prove the consent existed.

The complimentary Price Position Brief. The document is assembled in your browser. A copy of it is kept by us, together with the email address, address, post code, listing link, floor area and asking price you enter, so that we can answer if you write back about it and follow up on the property you asked about. Legal basis: legitimate interest (Article 6(1)(f)) – you asked us for the document. How long: 24 months after our last contact. Market notes by email: only if you tick the box next to the form, which is never pre-ticked – consent (Article 6(1)(a)), withdrawable at any time through the unsubscribe link in every email or by writing to us; kept until you unsubscribe, then one year to prove the consent existed.

Protection against abuse. With each form we store a one-way hash of your IP address. It is used only to limit the number of requests from one address per hour, it cannot be turned back into the address, and it is kept as long as the request itself. A hidden field in the form catches automated submissions; nothing you type is affected.

Reading the site. Page views on veraapi.co are counted in aggregate on the network that delivers the page – no cookie, no identifier, no profile of you. Our hosting provider processes the technical data every website needs in order to deliver a page and protect it against attacks: your IP address, browser type, the page requested and the time. That data is kept in the provider’s short-lived operational logs and is not used by us to identify visitors.

Cookies and third parties. veraapi.co sets no cookies for visitors and uses no analytics, advertising or social-media trackers. Fonts, images and scripts are served from veraapi.co itself, so reading a page sends no request to a third party. A sign-in cookie exists only for our own staff previewing unreleased pages.

Email. If you write to us by email, we keep the correspondence for as long as needed to handle the matter and to document what was agreed.

We do not collect special category data and we do not carry out profiling or automated decision-making about you. The VERA model analyses property data, not people.

4. Who processes data on our behalf

We use a small number of service providers, bound by data-processing agreements, to run this site. They act only on our instructions.

No data from this website is sent to AI providers, advertising networks or social platforms.

5. Your rights

Under the GDPR you can ask us at any time to tell you what personal data we hold about you and give you a copy (access and portability); correct data that is wrong or incomplete; delete your data, or restrict how we use it; object to processing based on our legitimate interest; and withdraw a consent you have given. Write to contact@vorapi.com. We answer within one month. You also have the right to lodge a complaint with a supervisory authority – in France the CNIL, 3 Place de Fontenoy, TSA 80715, 75334 Paris Cedex 07, cnil.fr, or the authority in the country where you live or work. You have the right to give instructions about what happens to your data after your death, under article 85 of the loi Informatique et Libertés.

6. Security

The site is served over HTTPS only. Requests and Briefs are held on encrypted storage that only the people producing the valuation can read, behind individual sign-ins, and every release of the site is built from a version-controlled repository so that changes are traceable. No system is perfect; we will notify you and the CNIL of any breach that requires it, within the deadlines the GDPR sets.

7. Children

veraapi.co is a business website and is not directed at children. We do not knowingly collect data from anyone under 16.

8. Changes to this policy

When we change this page we update the version and date at the top. Changes that affect what we do with your data are announced here before they take effect.

3 · Terms of service

These terms govern your use of the website veraapi.co, operated by VOR Media Technologies, 470 Promenade des Anglais, 06200 Nice, France, and the supply of a VERA Brief. By using the site you accept them. If you do not, please do not use the site.

1. What this site is

veraapi.co presents VERA™, the valuation engine of VOR Media Technologies, and lets you request a Brief. The figures shown on the site relate to one specific property on Cap d’Antibes and illustrate the method; they are not a valuation of your property. Nothing on the site is an offer that can be accepted by clicking – a Brief is commissioned when you accept a quotation or pay an invoice.

2. Information on the site

We keep the site accurate and say clearly where a figure is an example. Prices, coverage and what each Brief contains are those published on the site on the date at the top of this page; the quotation you receive confirms them for your order and is the document you can rely on.

3. Intellectual property

The VERA name, the VERA™ and Verified Evidence, Research & Analytics marks, the VOR name, wordmark and lockup, the Fold mark, and the text, illustrations, charts and code of this site belong to VOR Media Technologies. You may read, link to and quote the site for the purpose of evaluating VERA; you may not copy, republish or use its content or marks commercially without our written permission. Names and marks of other companies mentioned on the site belong to their respective owners.

4. Acceptable use

You may not attempt to break into, overload, scrape at scale or otherwise interfere with the site or the systems behind it; send automated or misleading requests; or use the site for anything unlawful. We may limit or block traffic that does.

5. Requests

A request for a Brief is an invitation for us to contact you. It creates no obligation on either side until a quotation is accepted. We decide whom we offer a Brief to, and we reply personally. How we handle the details you send is described in the privacy policy above.

6. Supply of a Brief

What is supplied. A written VERA Valuation Brief on one property, structured to the International Valuation Standards, comprising a central value, a valuation range, an opening position, a walk-away price, the schedule of recorded sales relied on, and a VERA Notaire Brief. It is an evidence-based opinion of market value. It is not a Red Book valuation, not an expertise judiciaire, and not prepared for mortgage security or for tax assessment. A Parcel Brief is a record of the public register and the cadastre: not a valuation, not a title report, not a survey and not legal advice; it states which servitudes and prescriptions are recorded against a parcel without advising on their consequences.

Price, payment and delivery. Prices are those published on this site at the time of your order: the Price Position Brief is free; €450 for a VERA Insurance Brief; €890 for a VERA Parcel Brief; €900 for a VERA Apartment Brief; €2,500 for a Parcel Brief and a Pre-offer Brief bought together on the same property; €2,000 for a VERA Pre-offer Brief or a VERA Vendor Brief; €4,500 for a VERA Valuation Brief on a property with an asking price up to €5 million, €7,500 between €5 and €10 million and €12,500 above €10 million, the Negotiation, Notaire and Insurance Briefs included, and half the applicable fee for each further property for the same client; a Research Brief is quoted in writing before anything is charged. All prices include VAT – they are TTC, toutes taxes comprises – so the figure shown is the figure you pay; your invoice shows the VAT separately. A €890 Parcel Brief is credited against a Pre-offer Brief or a Valuation Brief on the same parcel commissioned within ninety days; where the two are bought together at €2,500 the credit applies to a Valuation Brief only; and the €2,000 Pre-offer Brief is credited against a Valuation Brief on the same property commissioned within ninety days. Work begins when payment has cleared, and the Brief is delivered by email within 24 hours of that point.

Your right to change your mind. If you are a consumer within the meaning of the Code de la consommation, you normally have fourteen days to withdraw from a distance contract, under article L221-18. Because the Brief is delivered within 24 hours, you will be asked when you order to expressly request that we begin immediately and to acknowledge that you lose the right of withdrawal once the Brief has been fully delivered – as articles L221-25 and L221-28 permit. If you would rather keep the fourteen days, say so and we will deliver on the fifteenth day instead. That choice is yours, and choosing it costs you nothing.

What we need from you. The address, and anything you already hold: the listing, photographs, floor plans, the surveyor’s measurement and the vendor’s diagnostic file. The Brief states which assumptions it has had to make in the absence of these. If information you supply is wrong, the conclusion may be wrong with it, and we will re-issue the Brief on request once corrected.

Use of the Brief. The Brief is prepared for you and for the transaction it names. You may show it to your notaire, your lawyer, your bank, your agent and the other side in the negotiation – it is written to be handed over. You may not publish it, resell it or present it as your own work, and copyright in it remains with VOR Media Technologies.

What we do not promise. We do not promise that you will buy the property, that you will buy it at any particular price, or that any discount will be obtained. A valuation is an opinion about a market, and markets are not obliged to agree. The Brief publishes its own tested error rate precisely so that you can judge how much weight to put on it.

7. Links to other sites

The site may link to other websites. We are not responsible for their content or their handling of your data.

8. Availability and liability

We aim to keep the site available at all times but do not guarantee it, and we may change or remove content without notice. To the extent permitted by law, VOR Media Technologies is not liable for any loss arising from the use of, or reliance on, this site. Our liability arising from a Brief is limited to the fee paid for it. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited under applicable law – and where you contract as a consumer, your statutory rights are unaffected.

9. Governing law

These terms are governed by French law. Disputes that cannot be settled amicably are brought before the competent courts of Nice, France, without prejudice to any mandatory consumer protection that applies to you: if you are a consumer you may bring proceedings in the courts of your own domicile, and if we cannot resolve a complaint between us you may refer it to a consumer mediator – ask us and we will tell you which one covers us.

  • The figures rest on the public transaction record, which is published in arrears and is not free of error. Where a recorded sale is wrong, incomplete or missing, the valuation inherits that.
  • Every valuation depends on assumptions about floor area, condition and comparability. The Brief names them and measures what each is worth. Change an assumption and the answer changes.
  • The model’s tested error is published in the Brief. It is not small, and a valuation that claims precision to the euro should be treated with suspicion – including ours.
  • Figures shown on this website relate to one specific property on Cap d’Antibes and are illustrative of the method. They are not a valuation of your property, and no reliance should be placed on them.
  • Past recorded prices are not a guarantee of future prices. Property values fall as well as rise.
  • Nothing on this site is an offer to buy or sell any property, or an invitation to make one.
