Five years of the €2 million market on the Cap – and what October’s register will add
195 recorded sales, €859.6 million, and a median that has barely moved. VERA has read every deed from 2021 to 2025. The next release of the French transaction register, due in October, brings the first half of 2026.

Between January 2021 and December 2025, 195 sales of a house or apartment at €2 million or more were recorded in Antibes, the commune that includes the Cap. Together they came to €859.6 million – on average about €172 million changing hands a year at the top of the market. The figures come from DVF, the register of property sales kept by the French tax authority, which VERA loads into its own database and reads deed by deed.
Almost all of that market is the Cap itself. Inside VERA’s own line around the peninsula there were 168 of the 195 sales, at a median of €3.21 million – essentially the same as the €3.2 million median for the whole commune.
A flat median, a busy middle
The busiest year was 2023, with 49 sales; the most money changed hands in 2024, €204.3 million from 39 deeds. The median sale fell from €3.5 million in 2021 to €3.0 million in 2025 – a drop of about 14 per cent, measured on 29 and 35 sales. Price per square metre tells a steadier story: between €16,400 and €17,800 in every one of the five years.

Most of the activity sits just above the threshold. 44 per cent of the sales were between €2 and €3 million. 40 sales, one in five, were at €5 million or more, and 15 at €10 million or more – where the median price per square metre more than doubles, to €35,294.
The largest single deed
The largest sale in the period was recorded in 2021, on the Cap itself: €36 million – the price of eleven median sales, in one signature. VERA’s Top 50 of villa sales on the Cap, which reaches back to 2014, shows where it stands among the rest.
What October brings
DVF is published twice a year. The April 2026 release took the register to 31 December 2025. The next, expected in October 2026, adds the sales signed between January and June 2026 – the first look at how the top of the market has moved this year.
VERA will load the new release as soon as it is published and update the market figures, the map of sales and the Top 50 lists on capdantibes.co. The questions it can answer: whether 2026 has kept 2025’s pace, whether the median has turned, and which parts of the Cap have been traded.
